With this cost-effective service we walk each room of the home with the homeowner (and listing agent if applicable) while he/she takes notes of our recommendations. Together we will evaluate the homes curb appeal, color choices and furniture placement; we may also suggest repairs where necessary. With this plan, we make the most of the seller's own furnishings, possibly removing items or recommending supplemental furnishings.

Follow-up to Walk-n-Talk                                                 Prices Start at $65 (when used in conjunction with the Walk-n-Talk)
After the homeowner completes the list of recomendations, Designing Details will return to answer lingering questions and to suggest any last minute changes.

Hands-on Staging Services for Occupied Homes                Price Start at $200 (not including furnishings if needed)
After the verbal consultation we will prepare a customized proposal with details and costs associated with performing the staging for you. Once we receive the go ahead from you, we will transform the home into a beautiful customized showcase that is market ready!

With this option, we take care of all the details. We focus on using the seller’s own furnishings, possibly removing items and supplementing if necessary.

Designing Details will perform a COMPLIMENTARY Walk Through of any vacant home. At this time digital photos and measurements will be taken for preperation of customized, written staging proposal. Please note, no advise will be given during this complimentary meeting. Upon completion of the staging proposal, the client chooses which of the following services best fit their time constraints and budget.

The customized plan is prepared and with the owner’s approval, Designing Details will transform the empty space into a stunning, marketable showcase designed to sell!
         Full Staging for “key rooms” or entire home using high quality, model home furnishings.
         Lite-Staging is a cost-effective method of showcasing the homes features with less furnishings.
         Vignette Staging creates a few purposeful focal points in “key rooms” on a budget.
For each category above, we take care of ALL the details by locating property specific furnishings and accessories, organizing and meeting the delivery of the furnishings as well as performing the merchandising. This service also includes freshen-ups to the staged property and removal of the furnishings once the property is sold.

Are you outside of our service area? We will telecommute just for you! The homeowner will provide us with specific photos and property information in order to develop a written Consultation Report. The customized report will contain detailed steps for the homeowner to get his/her home show-ready.

With this option, we take care of all the details. We focus on using the clients furnishings, possibly removing items and supplementing if necessary.

Budget Based Give us your budget for any bank-owned or foreclosed property and we will tell you what we are able to do for that budged amount.

Of course any of our regular services for vacant/model homes can be implemented as well (full staging, lite staging, vignette staging).

For each category above, we take care of ALL the details by procuring property specific furnishings and accessories; organizing and meeting the delivery of the furnishings as well as performing the actual merchandising (staging) of the home.

These services also include pre-arranged freshen-ups of the staged property and removal of the furnishings once the property is sold.
